Sailors Realty is a unique Real Estate Brokerage in that we only handle Long-Term Property Management. We do not list or sell. We do not handle Vacation Rentals. We do not manage Homeowner Associations. We do not handle more properties than we can properly care for. most of our clients come to us via recommendations from local property owners and Realtors. We do one thing and do it right. We lost many properties in the fires in Lahaina. We currently have room for you to come aboard.
I have managing properties for over 38 years. 35 of those years have been here on Maui. I have a educated, realable and trustworthy crew to keep things ship shape and on course. We work to follow the Golden Rule at every turn. We handle every property as if it were our own.
Maui has a very strong long-term rental market. We advertise on multiple platforms and nearly always keep our properties rented 100% of the time. Prospective Tenants are throughly screened before we accept them as Tenants. We do not want a problem Tenant any more than you would.
All properties are inspected and their condition recorded via digital photography. We take many pictures per room to document every available surface and space. Tenants are required to sign receipt of this documentation upon moving in. Move out check lists are sent to Tenants prior to the departure. Because of our communication, policies and procedures we seldom have any large charges or any arguing over charges from Security Deposits.
Tenant's are required to turn over the property in ready condition by noon of their last day and new tenants are moved in after noon the next day. We are usually able to inspect and produce a whole new set of photos and correct any minor issues and/or cleaning in that 24 hour time.
Our accounting and data systems are cloud based and available to Owners and Tenants 24/7 via portals on the internet. All documentation (leases, contracts, copies of bills, inspection reports, correspondence...) is available to Owners anytime via these portals. To minimize time in verifying funds Tenants pay rent directly to the bank or via electronic payment via the portal. Owners are paid their net proceeds monthly via electronic transfer or check by mail. In the rare case that funds are needed from an Owner, an Owner contribution feature is also available via the portal.
We have a good working relationship with HOA Management companies, landscapers, plumbers, and other repair and maintenance folks. We communicate with them directly thereby correcting any issues quickly.
We may be one of the smallest property management companys but we are the best.
